City of Greater Geelong engaged SPM Consultants Pty Ltd (SPM) to assist with their Property Asset Management Planning activities in December 2009. The initial activities included the preparation of an Information Management Strategy (IMS). The IMS, produced in January 2010 identified the business needs for Council in relation to the management of property assets and established the information required to support the development of an asset management strategy. The IMS identified that a non-intrusive visual survey of the building assets was required to address the gaps in information and knowledge on the current asset base to facilitate effective Property Asset Management Planning. As a result, data collection, analysis and reporting processes were established and tested through a pilot survey. The SPM Assets software was configured to meet the business needs of Council, based on the ADIBES solution, which is; Analysis of business needs, Design of the configuration to address these needs, Implementation of the configuration, Building of the data model, and Education for users and Support of the process.

Hurstville City Council
Hurstville City Council commissioned SPM in early 2011 to undertake an assessment of nine commercial and 86 community buildings (valued at $88.4 million CRV) and to produce the associated asset management plan (AMP). The specific requirements were:
- Conduct a building condition and performance assessment to inform the buildings AMP.
- Produce results to meet the long term planning requirements of Council and the State's Integrated Planning and Reporting requirements.
- Determine the possible costs to achieve a desired Quality Standard for each building based on the renewal/replacement and maintenance policies and PQS criteria.
- Identification of immediate repairs.

Albany Senior High School
|
SPM and IBC applied the NAMS principles to develop a detailed asset data model that was held within SPM's analytical asset planning system SPM Assets. This detailed data model broke the physical assets down to room level, recording components against rooms and routine maintenance tasks and warranty obligations against components. The SPM Assets analytical tools and deterioration models were then used to identify the long term expenditure requirements and therefore the 10 year maintenance plan.

North Shore Events Centre
|
North Shore Events Centre Trust (NSECT) required a consolidated plan to give a snap shot of the current state of, and management practices associated with, the North Shore Events Centre (NSEC) assets, as well as an indication of where the organisation stands in relation to good asset management practice. An Asset Managment Plan (AMP) based on the underlying principles of PSM's asset management planning framework was developed. The seven point framework is based on internationally accepted principles around knowing the asset base, knowing current and future needs, and developing option to address shortfalls.

Spotless / NAMS.AU
|
SPM has been working extensively with Spotless Services Pty Ltd in applying the principles outlined in the NAMS.AU Building Condition and Performance Assessment Guidelines.
SPM was engaged to provide the process and systems to assess the assets, create an electronic asset register, and to produce a range of the analytical reports.

Wellington City Housing
In June 2006, SPM was awarded a contract, jointly managed by Wellington City Council and Housing New Zealand Corporation (HNZC) to assess the level of investment required to upgrade the Council's housing stock. SPM's approach involved the definition of an extensive range of property quality standards and the development of financial models using a range of scenarios.
